Constructing A House - Legal Issues

There are many legal issues to consider when building a house in Romania. Firstly, a foreigner may not own land in Romania directly. Most people circumnavigate this problem by starting up their own company. This is reasonably cheap and easy to do, although you will need the help of someone who knows the procedure and can translate for you. Another option is to enter into a secret contract with a lawyer who will purchase the land for you. Obviously you need to be quite careful when dealing with people here because, as everywhere, Romania has its fair share of crooks.

After 2007, once Romania is a member of the EU, the laws concerning who may own land will change dramatically, so check back here sometime in January for further details.

You will need three documents – certificates of urbanization and construction, and an inspection. These are not complicated to obtain but are somewhat bureaucratic requiring a lot of official stamps! We at Reeves & Co. can handle all the red tape leaving you with a minimun of worry and stress.
